Texas trade mission to Guadalajara

Sept. 25-27, 2008

Who?
Texas REALTORS® and other U.S.-based REALTORS® will travel to Guadalajara, Mexico, Sept. 25-27, 2008, on invitation from our Mexican counterparts, AMPI members, who will host a three-day real estate trade mission.

What?
An international trade mission helps participants develop a better understanding of another country’s business customs and markets, ultimately leading to mutually beneficial relationships.

When?
The trade mission is scheduled for Thursday through Saturday, Sept. 25-27. Most Texas and other U.S.-based REALTORS® will arrive in Guadalajara on Wednesday, Sept. 24, and travel back home on Sunday, Sept. 28. The three-day trade mission will include area property tours, education, and networking events. Texas REALTORS® also are invited to stay a few more days for continued festivities if you so choose.

Where?

Guadalajara is in the Mexican state of Jalisco, near Lake Chapala, a popular retirement community for gringos. Natives claim that Guadalajara is the best and oldest example of Mexican culture. Guadalajara has a good mix of residential and commercial developments, important ingredients for a successful real estate trade mission. The area has several active AMPI chapters, which will provide 300-400 Mexican real estate professionals as participants for you to meet and build future business with. The 2008 national AMPI president is from Guadalajara, lending prestige and clout to the event.

How?
Our AMPI friends are doing most of the organizational and administrative work—the heavy lifting—for this trade mission. They really want to forge lasting business relationships with Texas REALTORS®, and are eager to meet you. Our goal is to have 25 commercial and 75 residential REALTORS® participating from Texas.

Why?
As Texas REALTORS®, we’re uniquely positioned to reap future rewards because of our geographic proximity to Mexico and a growing interest from buyers and sellers on both sides of the Texas-Mexico border. In recent years it’s become easier to safely conduct real estate transactions between U.S. and Mexican principals. In addition, the Texas Association of REALTORS® is NAR’s Ambassador Association to Mexico and a Texas REALTOR®, Adrian Arriaga of McAllen, is NAR’s Presidential Liaison to Mexico. Arriaga is leading the Texas delegation on this trade mission, along with Louise Hull Patillo, 2008 chairman of TAR’s International Committee. "This trade mission is a great opportunity for Texas REALTORS® who are interested in selling property to Mexican nationals or helping buyers find vacation or retirement homes in Mexico," she says.

Cost, eligibility

Mercy asked John about the logo of TAR because we were using in the drafts of the promotional NAR logo.

6.- Accounting

John brought up the accounting topic. The main issues are : registration and sponsorships.

The following was a proposal from the party in conference.

- TAR and AMPI agreed in having 100 attendees each, so there will be 200 realtors.

- Each one of the organizations will charge their members as well as sponsorships.

- After expenses the balance is going to be divided in half. ( 50% ).

My suggestion was that I had to evaluate it with the VP of Finances o f AMPI. They agreed and the answer will be given in the next conference call.

Mercy told us that Alvaro had arranged that the realtors that would like to stay in Guadalajara were invited to Puerto Vallarta no charge.

Thank you for sending an update on the Texas/Mexico Real Estate trade Mission to Mexico in September.

As for your request for a meeting with Commissioner Patterson later this week, unfortunately he is not available but he did want me to let you know that he is very interested in attending the trade mission. I would like to visit with you next week in Austin to give you an update on the 1st Texas/Mexico Real Estate Trade Mission that the Texas Association of Realtors and the National Association of Realtors are doing with AMPI (the NAR of Mexico) in Guadalajara, Mexico on September 25-29th.

The objective would be to take 100 TAR members (75 residential & 25 commercial) to Guadalajara. The Residential Realtors would focus on how & why Americans are buying Second Homes in Mexico and how Texas Realtors can participate in this new & dynamic market. The Commercial Realtors would hear about & see all the improvements that Mexico is doing to their National infrastructure. We are also hoping to see first hand how the new deep sea container port in Lazaro Cardenas is doing and how it will impact the commercial market in Texas.

As the Texas’ #1 Real Estate official, we would like to see if you would be available those dates to lead the Texas Real Estate Delegation to Mexico. AMPI is planning to have a high level Government official at the Trade Mission. I expect that this Texas Real Estate Trade Mission will be comparable to the one that Texas did in Mexico City for the Petroleum sector.

I will be in Austin Thursday afternoon March 27th and all day on Friday the 28th. Friday for lunch, if you’re available, would be an honor.

Guadalajara is Mexico's second largest city.

Guadalajara is a bustling metropolis of six million that somehow manages to retain the colonial charm of its 466-year-old heritage. 2.- LODGING COSTS

Adrian told us it is very important to know the lodging fees in order to be attractive to the realtors.

An average price is between $150USD and $200 USD. 4 and 5 stars Hotels

Alvaro said there was a possibility to respect this amounts. He will see the final lodging cost and let us know.

The main hotel where the event is going to take place, has to have another hotels the same level for different budgets. Have to be walking hotels.

( Homework 3 ) Pricing will be checked lodging.

Alvaro suggested that he could get benefits in Puerto Vallarta to those realtors that would like to stay for a couple of days and visit the surroundings.

Adrian differs from Alvaro´s comments because thinks the realtors do not like to be away too long from their offices.

We have to take into consideration the airfare plus the lodging.

Adrian talked about having a form of registration ready to be posted in the internet,

  • Attendees- The average number from realtors to come is 75 residential and 25 commercial on the Texas side. On the AMPI side they talk about 100 members too.
  • Benefits- Adrian talked about asking the Texas Real Estate Institute for 500 books of Real Estate Glossary to give the attendees as a gift for registrating to the Trade Mission

BORDER BUSINESS | TEXAS

Partnerships keep state competitive Antonio O. Garza Jr., U.S. Ambassador to Mexico, is a Rio Grande Valley native. He served at Cameron County judge and then as Texas Secretary of State under Gov. George W. Bush. He was appointed ambassador to Mexico in 2002.

With over $1 billion of trade each day between the United States and Mexico, our two countries are interconnected like never before. As a native of the border region, I can honestly say that nowhere is this more evident than along our 2,000-mile frontier, where cross-border ties have
meant long-standing and fruitful business between Mexican and American firms.

With a population of well over 100 million, a fast-growing middle class with increased spending power, and its geographic proximity to Texas, Mexico is an excellent market for companies looking to increase their sales. Many Texas firms already do business in Mexico: in 2006, Texas export sales to Mexico topped $54.8 billion, a 32 percent increase over 2002. This dynamic has solidified Mexico as the state’s number one export destination—and created new opportunities that support jobs and greater tax revenue for the “Lone Star State.”

Now, Texas companies stand to benefit even more from key Mexican growth initiatives. In July 2007, Mexican President Calderon unveiled his administration’s National Infrastructure Plan (NIP) aimed at boosting the country’s international competitiveness. As such, the Mexican government will announce nearly $141 billion in bid proposals over the next five years for over 300 key projects, including the following: >> Railways: The railroad system will invest $4.5 billion to fund more than two dozen major projects, including 881 miles of new railway track throughout Mexico and expansion of Mexico City’s train system. >> Seaports: Five new seaports are to be constructed, and another 22 ports will be either expanded or modernized. Approximately $6.6 billion in funding from private investors will be distributed throughout 17 of the projects. >> Airports: Three new airports will be constructed in the Mayan Riviera, Puerto Penasco and Ensenada, and another 31 airports will be modernized >> Energy Sector: The oil, gas and electric power sectors are a priority for Mexico, requiring the construction of oil platforms, power and LNG plants, and deep-water exploration projects. More than $76 billion has been earmarked for up to 40 projects aimed at boosting capacity for hydrocarbon production, exploration, refining and production. >> Environmental Technologies: The NIP allocates $14 billion for 50 projects, including three new aqueducts, seven wastewater treatment plants, and the modernization of 13 treatment plants in Acapulco. >> Highways: $26.6 billion will be targeted for the construction, modernization, and refurbishment of nearly 11,000 miles of highways and rural roads. >> Information Technologies: All of these infrastructure projects will require extensive use of information technologies in the areas of computers, security systems, and wireless and telecommunications networks.

To help U.S. and Texas businesses access these opportunities, the U.S. Commercial Service and USTDA have planned a unique business development event, U.S. and Mexico: Building Partnerships in Infrastructure, to be held February 26-28, 2008, in Mexico City. I will join U.S. Commerce secretary Carlos Gutierrez and Acting USTDA Director Leocadia Zak to bring U.S. and Mexican firms together at the conference, where they can learn more about the NIP, have one-onone meetings with key decision-makers on over three dozen handpicked projects, and develop immediate and long-term business in this market.

Many Texas companies have found Mexico to be a lucrative market. Reynolds International has been manufacturing earth moving equipment in McAllen, Texas, since 1953. A leader in the industry, the firm offers 40 models of pulledtype scrapers for the construction and agricultural
sectors, all of which are laser and GPS adaptable. With help from the local U.S. Commercial Service in Texas, the firm has utilized export counseling and the Gold Key matchmaking service to meet new sales representatives in Mexico, enabling the company to multiply it sales to that market. Mr. James Hausner, VP-Marketing, says that opportunities in Mexico will only continue to expand. “Our proximity to the border is great for business, and Mexico’s growing middle class is fueling demand for major projects and our earth moving scrapers in sectors such as housing and agriculture,” he says. “We’ve found that Mexican buyers have a great affinity for U.S. products, and that building long-term business relationships is key.” Hausner says that exports account for about half the firm’s sales, and support many of the 250 jobs at the company’s McAllen headquarters. Mexico is clearly open for business for Texas firms, and here in Mexico City we’re ready to help your exporting firm find the right contacts and grow your business.

QUE ES UNA TRADE MISSION / MISION COMERCIAL

Son eventos de intercambio de información, presentación de proyectos inmobiliarios a inversionistas y promotores, cursos de capacitación y actualización, difusión e información que se celebran alrrededor del mundo entre las asociaciones nacionales e internacionales de profesionales inmobiliarios.

Este año Guadalajara, la ciudad más representativa de la mexicanidad, cuna del mariachi, del tequila y la charreria, tendrá el privilegio de recibir, gracias al trabajo de AMPI a los Realtors / profesionales inmobiliarios de la NAR de Texas, además de los representantes de las 70 secciones AMPI de todo México.

Guadalajara será la imagen de México no sólo durante el evento, sino durante los meses previos y posteriores, ya que se realizará una importante campaña de promoción e información a nivel binacional difundiendo las enormes posibilidades de negocio que se presentaran.



QUE ES AMPI

AMPI es la organización gremial nacional que agrupa a los Profesionales Inmobiliarios con el objeto de proporcionar a sus clientes, servicios de calidad mundial, mediante extensos programas de capacitación y actualización; así como la utilización de la más novedosa tecnología.

En AMPI se maneja una estrecha relación con todas las instancias de Gobierno que tienen relación con el mercado inmobiliario y trabajan en conjunto con ellas, para lograr las mayores ventajas para los propietarios e inversionistas inmobiliarios.

Adicionalmente, tienen relaciones internacionales con organizaciones afines al mercado inmobiliario, como son: la FIABCI (Federación Internacional de las Profesiones Inmobiliarias) con sede en París, Francia; la NAR (National Association of Realtors) de los Estados Unidos de Norteamérica, la CREA (Canadian Real Estate Association) del Canadá y SECOVI en Brasil. También pertenece al ICREA (Consorcio Internacional de Asociaciones Inmobiliarias) que aglutina 22 países en el mundo.

Con todas estas asociaciones AMPI tiene programas de trabajo conjunto y se auxilia de ellas, para lograr sus objetivos, dentro de los que destaca la iniciativa de ley de protección a los usuarios de los servicios inmobiliarios para la obtención de la LICENCIA INMOBILIARIA, por medio de la cual los Profesionales Inmobiliarios estarán debidamente registrados y capacitados para poder prestar sus servicios.



QUE ES N.A.R.

La NAR, National Association of Realtors, es la asociación profesional más grande de EEUU con 1.2 millones de miembros.

Los REALTORS son la llave para cualquier transacción inmobiliaria en EEUU.

Es además una de las organizaciones más influyentes de EE.UU según el prestigioso Fortune Magazine.

La red internacional de NAR agrupa más de 66 asociaciones en 53 países.
